Introduction

On behalf of Acorn Property Group (Acorn), Crossman Planning Consultancy (CPC) part of the Crossman Group of companies, is pleased to welcome you to our consultation website for the proposed development of new homes on Gipsy Lane, Wells. This website aims to present our proposals for Reserved Matters approval and seek your views. Our aim is to apply for Reserved Matters once your feedback has been received and considered.

Our proposals are associated with outline planning permission ref. 2023/1515/OUT. Outline permission was granted on 28 November 2025 for a development of up to 47 dwellings (including affordable housing), alongside public open space, ecological mitigation and supporting infrastructure, with all matters reserved except for access.

The purpose of this consultation is to obtain feed-back from local residents and stakeholders on the emerging proposals. All comments will be carefully reviewed by Acorn, and where appropriate will be used to inform the emerging proposals.
